Sounding the Alarm on Gwinnett County Foreclosures (2022)


The public organ for Gwinnett County, GA reported at least nine notices of planned sales by lienholders of residential property on the courthouse steps on Tuesday, March 1, 2022 under power granted to them in the security deeds.  Apparently five of those owners managed to work out an arrangement of some sort while two sold before their scheduled auction to some advertisers found on TV who are now trying to flip them for profits.  The auction did, in fact, go through on the remaining two properties with the winning bids going to a single investor, potentially almost $300,000 of our neighbor’s equity that could have been converted into cash at closing gone just like that.

Why the Number of Public Notices of Planned Foreclosures Should Matter 

As of last week, that same public organ reported at least 93 additional notices of planned sales by lienholders scheduled for April 5th, more than Dekalb, Fulton and Rockdale Counties combined.  While many of those neighbors will likely work out an arrangement with their lienholders, the percentage of others who may not with no known place to turn and the pattern being established should be alarming to us all.  In my humble opinion, it suggests that more of our soon-to-be former neighbors will be forced into an already difficult housing market in search of a place to live while investors, bless their hearts, further enrich themselves at the stifling expense of others who faced a debilitating hardship that ended their well-planned route toward generational wealth through homeownership.

What can be done to Address the Problem of Planned Gwinnett County Auctions?

As a Gwinnett County Consumer, Homeowner and small business person who gets junk email and cold calls from agents, salespeople and others alike, I understand the shock that this next statement may cause. 

If you want to keep your home, that is exactly what I want. 

ONLY your lender can stop a foreclosure.  Will you please call me at (770) 271-2156 about a new program that may encourage them to do so that is specifically for those who suffered financially during the pandemic established to help bring delinquent mortgages current so that future payments can be made on time, exactly how to apply and more?  It may get your names and addresses out of the public records, keep those pesky agent postcards out of your wastebaskets, help restore your privacy and allow you to continue along your homeownership journey at peace.  I don’t do scripts, junk email, will not keep you on the phone, put my license of 15+ years or Metro Atlanta Mobile Notary Commission at risk with scams, nor ask you to list your home for sale. Likewise, I cannot stand by idly with a potential solution to a growing problem while my neighbors lose their homes and equity this way.  Besides potentially your largest earthly asset, what else is there to lose?

What’s my Angle?  

Should things not work out and YOU make the decision on your own to sell your home before it goes to auction along with all of that equity, I’d like to compete for the opportunity to help you land safely so that all of your money goes with you when you leave.  I don't care for those self-serving real estate lawn signs or lockboxes (though the latter is often necessary) and my vehicle is unmarked all to protect your privacy.  Even if you do throw away my post cards with offers of help, call someone, perhaps a housing counselor or your own trusted advisor because a lot of money may be on the line.  Please don't sit this one out!  If you're struggling, get help at avoiding foreclosure before it is too late.
